It has been another banner year for home sale prices in many New Jersey towns, according to Zillow, with 78 towns now having home prices exceeding $1 million.

Deal, a borough in Monmouth County, had the highest home values statewide in January at $4,524,126.

We focused on towns in Atlantic, Cape May, Cumberland, and Lower Cape May counties with homes that passed the $1 million mark.
Although no town in Cumberland County has an average home value topping $1 million, we found ten with property values of over $1 million in those other South Jersey counties.

A Closer Look at the Data

The numbers you see are the towns' rankings statewide, the median sales price in July 2026, and the percentage increase in home prices compared with July 2025

Note that these are not average home prices, but median prices.

An average is the total of all the home prices added together and then divided by how many homes were sold.

A median price is the exact middle number when you line all the home prices up from smallest to largest.

Statewide Numbers

Alpine in Bergen County and Avalon in Cape May County followed, with typical home values over $2.79 million.

Most home values statewide saw home values increase. Of the 547 ZIP codes Zillow analyzed, 495 saw home values rise in July.
