Two South Jersey zip codes rank among the top five most expensive zip codes in the state and in the top 75 nationally when it comes to home sale prices in 2025, according to an annual survey by real estate data firm Property Shark.

Stone Harbor and Avalon, two coastal towns on Seven Mile Island in Cape May County, were both in the survey's top 100 in 2024.

What does the Median Sales Price Mean?

The median sales price is the midpoint of a list of all sales prices, where half of the properties sold for more and half sold for less. 

It is different than the average, which can be skewed by a few very high or low-priced sales; the median provides a more accurate representation of a "typical" sale price for a zip code and a timeframe. 

To determine the most expensive zip codes in the U.S. in 2025, Property Shark says they looked at registered residential transactions closed between January 1 and September 30, 2025.

They took into account condo, co-op, and single- and two-family home sales, but excluded all multi-parcel deals.

08247 is South Jersey's Most Expensive Zip Code

Stone Harbor came in at 57 nationally, up from 70 last year. The median sale price in Stone Harbor was $2.55 million this year, up from $2.2 million in 2024. Stone Harbor finished with the #3 most expensive zip code in the state.

08202 Fell to 2nd in South Jersey in 2025

Avalon fell to 75 in the national ranking with a median sale price of $2.36 million. It was ranked 41 in 2024 with a median sale price of $2.75 million. Avalon was the #5 finisher in New Jersey in 2025.

New Jersey's Other Most Expensive Zip Codes

07620, Alpine, Bergen County, was NJ's #1 most expensive zip code, with a median sale price of $4,350,000

07723, Deal, Monmouth County, was NJ's #2 most expensive zip with a median price of $3,550,000.

07078, Short Hills, Essex County, came in fourth in NJ with a median sales price of $2,415,000.

07711, Allenhurst, Monmouth County, was # 6 in the state with a median sales price of $2,150,000.

Zip code 33109 is the country's most expensive zip code in 2025.

Miami Beach’s Fisher Island had a $9.5 million median sale price, marking Florida’s first #1 finish in this survey.
