This Wildwood Business Already Up For Sale Less Than Two Years After Opening
As a South Jersey resident for 30 years, it is wild to see so many businesses changing hands, and properties undergo transformations over the last six years. Back in 2020, I never thought I would see so much turnover to the business environment as a result of the COVID-19 Pandemic Lockdowns.
Many people understand that some changes were unavoidable (Ward's Patry in Ocean City permanently closing is one example). But other changes have caught people off guard, like when Goodnight Irene's announced they were closing in Fall 2024.
The wave of redevelopment projects around Wildwood was a precursor for what would happen to the local's favorite Goodnight Irene's on Pacific Avenue. When the owners of The Rook in Manayunk purchased the property, no one could have predicted what would happen next.
What's Going on with The Rook in Wildwood?
Unlike previous reports, the new owners of the former Goodnight Irene's were in no hurry to have a grand opening. Instead, they proceeded to undergo a major redevelopment overhaul of the property before finally opening The Rook Wildwood.
Even though they opened a few months later than expected, the new food and drink establishment received positive reviews with a vibe that blended well with the other new restaurants and bars around The Wildwoods.
But 17 months after the grand opening, The Rook Wildwood is on the market. According to the real estate listing by Coldwell Banker, this is how the sudden sale of the property is being presented:
"A unique opportunity to acquire a turnkey bar and restaurant in the heart of Wildwood, with the real estate, operating business, liquor license, furniture, fixtures, and equipment included in the sale. The property features established indoor bar and dining areas, a fully equipped commercial kitchen, full outdoor bar and patio area, and additional flexible space on the upper level, providing an incoming owner with an existing infrastructure that can support continued operations or a new concept. An additional highlight is the dedicated parking lot located directly across the street at 201 E Poplar Ave, adding significant value and convenience in a high-traffic shore market....This offering provides an owner/operator or investor the opportunity to control the business, underlying commercial real estate, liquor license, equipment, and separate parking property in one transaction, making it well positioned for continued operation, repositioning, or future investment potential subject to applicable approvals...."
Listed for sale at $3.99 Million, this is another South Jersey Shore Establishment on the real estate market at a large price tag. A month ago, the sale listing for the Oar House Pub in Sea Isle City was slashed by $1 million after a year on the market.
According to the report by Wildwood Video Archive, The Rook Wildwood is not closing, and still "business as usual" this fall for the establishment on Pacific Avenue. This is similar to the Oar House Pub, which is also staying open for business while for sale on 42nd Place in Sea Isle City.
